# NT istorija

> Pre-purchase property check for any address in Lithuania, built only from public Lithuanian state registers. Free; no sign-up (a new report may ask for an e-mail address). ## What it answers (in English)

For a building address in Lithuania, the report shows:

- Construction documents registered for the building in IS "Infostatyba": building permits, completion documents, unauthorised construction acts and enforcement orders, each with document number and date.
- Building data from the Real Property Register: unique number, completion year, floors, area, energy class.
- Construction around the address (1 km, documents registered in the last 180 days): projects under public consultation, permit applications, issued permits, unauthorised construction.
- What may be built nearby: zoning regulations registered in the Territorial Planning Documents Register (e.g. maximum height, floors), and detailed plans being prepared or approved nearby.
- Restrictions and environment: special land use conditions (power lines, gas pipelines, water protection zones, heritage), protected areas and Natura 2000, flood hazard zones, land cover, strategic noise maps.

Every statement is labelled "Faktas" (a register record, with source and document number) or "Skaičiavimas" (calculated from facts, e.g. a distance). Reports are building-level, not for individual flats. Not covered: ownership, mortgages and seizures (order a Real Property Register extract from Registrų centras), technical condition, owners' association debts, prices. The report is informational, not legal advice or a valuation.
